商业租约的类别

商业租约有两大类别：

Gross和Net Lease

A Gross lease provides for the owner(lessor) to pay all expenses, such as real property taxes, owner's insurance, liability insurance, and maintenance.
统租，就是由屋主或者租赁方支付所有的费用，例如地产税，屋主保险，责任保险，维护费用等。承租人只支付租金。

In a net lease, the tenant(lessee) pays some or all of the expenses.
净租是由承租人支付部分或者全部费用。

在美国地产业中，根据承租人支付的费用多少，还将Net Lease分为Net, Double Net, Triple Net三种形式。

Triple Net是由承租人支付所有与租赁标有关的费用。
